What are slab leaks? Slab leaks are leaks that occur beneath the concrete foundation of the home. Because they are deep underground, many homeowners do not know that they even have a leak. In most cases, slab leaks happen when underground pipes have corroded and burst.

Typically, there are two different types of slab leaks.

  • Pressure side slab leaks

Pressure side slab leaks are more common to newer homes built within the last 25 years or so. These leaks waste a significant amount of water. If you have this type of leak, you will see a definite increase in the water bill.

  • Drainage side slab leaks

These leaks are more common to older homes and more difficult to detect. In fact, it is very likely that drainage side slab leaks have existed for years without anyone noticing. However, using the right tools, your technician can identify drainage side slab leaks.

If you see water collecting around the drain valve, it is very possible that the washer inside needs replacing.

  • Bottom of the water heater

Water at the bottom of the water heater doesn’t necessarily mean that there is a leak at the bottom. Most of the time, the water has dripped from a leak located higher on the water heater. In this instance, your technician will need to more thoroughly evaluate the system to detect the leak.

  • Pressure relief valve

The pressure relief valve is also referred to as the T&P valve. This is an essential valve that works to release pressure building up inside the water heater when it grows too hot. In order to release pressure, the valve dumps water, which looks like a leak. In this scenario, your technician will evaluate the pressure setting and adjust it to a more appropriate level. This helps avoid overspill.
